What are measurement services?

Floorplan services are just what they sound like: Based on what you need, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, a certified appraiser takes measurements of your property with a measuring tool — either a tape measure or laser measuring device. As they tour the property, they mark the layout of the rooms and other features, like stairs, hallways, and pantries. They may sketch out the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area and the general layout of the house. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service necessary?

Challenging property taxes

Tax records frequently reflect inaccurate area of a property because the values can come from various sources, and sometimes go unverified — which means you may be taxed for more square footage than you actually have! Unless an appraiser has performed a recent evaluation or home measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before challenging your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a listing

A measurement service can secure fair market value for your property. Square footage is one of the biggest factors potential buyers examine when purchasing a house — but since square footage values are frequently approximated rather than properly measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of your property as well as the number of interested buyers. The only reliable method of using a definitive GLA when listing your property is to refer to a recent appraisal or measurement service carried out by an appraiser (after any remodeling that might have affected square footage).

Information for real estate professionals

To make sure that your client's property closes at a price that appropriately reflects market value, we advise seeking a measurement of the property. Your clients, and especially potential buyers, will appreciate your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool for getting potential buyers interested because they can see the layout and characteristics of the property before and after a showing.
